Terms of Service

These terms govern your use of the EC Rental Property Management LLC ("EC Rental", "we") website, listings, and landlord dashboard (the "Service"). By using the Service, you agree to them.

Accounts

You must give accurate information when you sign up and keep your password private. You're responsible for activity under your account. Tell us right away at info@ecrentalpm.com if you think someone else has used it.

Listings and syndication

Fair housing

You must comply with the federal Fair Housing Act, California's Fair Employment and Housing Act, and local fair housing laws. Listings and decisions may not express a preference or limitation based on race, color, religion, sex, gender identity, sexual orientation, national origin, familial status, disability, source of income (including housing vouchers), or any other protected characteristic. We may remove listings that don't comply.

Rental applications and screening

Applicants certify that their information is true and complete. Landlords must evaluate applications consistently and lawfully, use consumer reports only with the applicant's authorization and for a permissible purpose, give any notices required by law (including adverse action notices), and follow California limits on screening fees. EC Rental does not make rental decisions on a landlord's behalf unless we have a separate management agreement.

Fees

Subscription plans are billed as shown on our pricing page. We'll tell you about any change to fees before it takes effect.

Acceptable use

Don't use the Service to post fraudulent or misleading listings, collect information for purposes other than renting a home, upload malware, or interfere with the Service or other users.

Your content

You own the content you add. You give us a license to host, display, and process it to provide the Service, including sending listings you choose to syndicate to listing partners.

Disclaimers and liability

The Service is provided "as is." The AI assistant and AI inspection reports are informational and may contain mistakes; confirm anything important with a qualified professional. To the extent the law allows, EC Rental isn't liable for indirect or consequential damages, and our total liability is limited to the amount you paid us in the 12 months before the claim.

Ending your use

You can stop using the Service at any time. We may suspend accounts that break these terms.
